CONCEPTUAL PROJECTS
UNBUILT
PORTLAND HOUSING COMPETITION
This competition allowed us to explore a housing typology rarely encountered in the NY area. Our entry proposed a variety of unit sizes, configurations, and an unusual hybrid arrangement of owner/rental units. It was also a chance to produce more sculpturally interesting buildings, less constrained by our local zoning. From of field of over 250 entries, we received a commendation.
MULTI-FAMILY CONCEPT SKETCHES
We were asked to study development of a large parking lot at the border between a residential neighborhood and an industrial area in Journal Square, NJ. Our schemes proposed a combination of townhouse-type units adjacent closer to the existing residential, transitioning to a larger scale apartment building facing nearby commercial buildings.
THIRD AVENUE SCHEMATIC + FEASIBILITY ANALYSIS
We performed an extensive zoning feasibility analysis for this site on Manhattan's east side. The study included alternatives based on factors such as acquiring adjacent property and proposing a change in zoning. Our deliverables included a detailed summary of zoning and code constraints, massing studies illustrating the effects of various setback and height limitations, and a schematic design to illustrate possible apartment distributions and the architectural character of the building.
QUEENS DEVELOPMENT STUDY
Study for a townhouse development in Queens. The narrow site suggested
a private road with houses facing it and an adjacent park. The objective was to introduce a wide variety of expression within a more traditional style.
OUTDOOR KITCHEN ADDITION
Design development sketches for an outdoor grilling area and pizza oven for an avid cook in Roxbury, CT. Challenges included fitting the new elements within an open covered walkway and ensuring that the design complemented the existing traditional house.
COSMOPOLITAN HOTEL
A new seven story addition to a hotel in the Tribeca Landmark District. On a narrow site, we successfully provided 30 additional rooms plus a ground floor cafe space. The plans also include enlargement and renovation of the hotel lobby and improving circulation by providing an additional elevator.
ARTIST COTTAGE & STUDIO
We were tasked with converting an old stone caretaker cottage and dilapidated greenhouse into a residence and studio to be used by visiting artists and scholars on property formerly occupied by a celebrated 20th c. artist. These studies show how the new additions would be integrated in a complementary manner thru scale and selection of materials.
